Additional services
Additional services are services that arise from different legal, financial or other relationships between the client and real estate in which the client has a certain interest or in which he has a certain right.
The agency can be engaged for any type of additional services even without concluding a mediation contract.
When providing basic services, the Diva agency will also perform those additional services that the Agency considers necessary for quality performance of the basic services and will provide such additional services without charging a fee.
Additional services are divided into:
- Preparation of property and legal and other documentation proposals
- Written appraisal - opinion on the market value of real estate by an authorized agent
- Land registry services (various)
- Cadastral services (various)
- Real estate inspection, transcription and payment of overhead costs
- Real estate consulting without going to the field
- Real estate consulting with going to the field
- Public opinion research and real estate market analysis
- Various marketing services for advertising, real estate presentations, production of promotional materials, etc. according to the agreement and requirements of the client
DESCRIPTION AND CONTENT OF ADDITIONAL SERVICES
All additional services related to engaged real estate brokerage include the services from Article 6.
Real estate advertising on www.diva-nekretnine.hr:
It is not possible to individually order real estate advertising services on www.diva-nekretnine.hr without a concluded engagement for brokerage in the sale of the property in question.
It is only possible to advertise real estate on www.diva-nekretnine.hr if you have already hired a provider for real estate brokerage services for one of your properties that you want to advertise.
The provider will strive to ensure the smooth display of the website in Croatian 24/7/365 and to include the property in the corresponding section.
The real estate advertising service on www.diva-nekretnine.hr consists of the preparation, publication, updating and advertising of the property as follows;
- Reservation and lease of space (required number of kb) on the internet server for service delivery, i.e. publishing the client's real estate advertisement
- Field trip to the location of the property
- Travel expenses (fuel)
- Hourly fee for inspection and photography of the property
- Photographing the property
- Review of the submitted ownership, construction and other documentation
- Transfer of recorded data and documentation into a digital format suitable for uploading to the server and displaying
- Creation, compilation of a description of the property according to the client's submitted data (More)
- Creation of a location view of the property (Location)
- Graphic processing of photographs of the property (Gallery), min. 5 photos or video clip of the supplier's choice
- Graphic processing of documentation if it has been delivered to the supplier (Documentation)
- Administration in the web database, i.e. administration when entering and updating the property
- Uploading property data to the server
- Cost of internet traffic for uploading data/content of the property, i.e. Advertisement
- Cost of internet traffic for downloading data/content of the property, i.e. Advertisement (bandwidth)
- Cost of telephone, fax and GSM calls with the client
- Maintenance and administration of the property in the website database
- Displaying the property on the website
The service from Article 7.2 will not be charged separately to the client who has given the advertised property to the supplier for mediation, provided that he has concluded a Mediation Agreement.
In the event that the period of engaged mediation in the sale of the subject property expires (after the legally established time period in which it is possible to subsequently claim the brokerage commission) and the transaction for which the supplier was engaged does not occur, the client does not owe the supplier anything.
Preparation of a proposal for property-legal and other documentation
The supplier will prepare a proposal for property-legal and other documentation that may arise from the subject of sale, purchase, exchange, rental, lease, etc. and inform you of all important facts arising from that transaction.
This service will be charged according to the current price list.
Written appraisal (elaborate) – opinion on the market value of the property by an authorized agent.
The supplier can prepare a written appraisal (opinion) for you as soon as possible of the market value of the property that is the subject of your interest.
You can use our assessment (opinion) for your personal use as a market orientation of the current value of the property, for the amicable dissolution of co-ownership, for court cases (according to a court order), for minors involved in co-ownership of the property (according to an order of the social welfare center) and other according to the regulations and laws of the Republic of Croatia.
This service will be charged according to the current price list.
Review, preparation, obtaining, arranging construction and other documentation
The supplier can review, prepare, obtain and arrange construction and other documentation for you in order to have insight and know what the property and legal status of your property is in terms of legality, actual ownership and possession, and usability
